Site Planning
DK Architects provides Architectural Site Plan, Civil Engineering, Landscape Architectural design and Photometric Engineering. We assist the Design-Build team in application and presentation for all applicable municipal site plan approval processes (DRC, AAC, P&Z, ZBA, City Commission, etc.).
Scope of Architect’s Basic Services
Basic Services in a architecture projects include usual and customary structural, mechanical, and electrical engineering services. Our team researches applicable design criteria, attends Pre-Design and Project meetings, and communicates with the Design-Build Team. We contact the governmental authorities required to approve the Construction Documents and the entities providing utility services to the Project. Our experts assist with filing documents required for the approval (Permitting) of governmental authorities having jurisdiction over the Project, as a result, our architecture projects are set on the right track since the very beginning.
Schematic Design Phase Services
We review the program and other information, as well as laws, codes, and regulations applicable. This allows us to prepare a preliminary evaluation of the program, schedule, and site, each in terms of the other. Our team ascertains the requirements of the project to ensure everything is in place from the very beginning. As part of our open communication with our clients, we discuss alternative approaches to design and construction of the project, including the feasibility of incorporating environmentally responsible design approaches.
With this, we prepare a preliminary design illustrating the scale and relationship of the project components. We provide a Schematic Design Documents which consist of drawings and other documents including a site plan, if appropriate, and preliminary building plans, sections and elevations; and may include some combination of study models, perspective sketches, or digital modeling. Noted in the drawing, or described in the documentation, is the preliminary selections of major building systems and construction materials.
Design Development Phase Services
In this stage of the project, we prepare Design Development Documents which illustrate and describe the development of the approved Schematic Design Documents. These consist of drawings and other documents including plans, sections, elevations, typical construction details, and diagrammatic layouts of building systems. The Design Development Documents are intended to fix and describe the size and character of the Project as to architectural, structural, mechanical and electrical systems, and such other elements as may be appropriate. They also include outline specifications that identify major materials and systems and establish in general their quality levels. At this point, our team is able to update the estimate of the Cost of the Work if needed.
Construction Document Phase Services
The Construction Documents illustrate and describe the further development of the approved Design Development Documents. They consist of Drawings and Specifications setting forth in detail the quality levels of materials and systems and other requirements for the construction of the project. These documents will have additional information, including Shop Drawings, Product Data, Samples and other similar submittals, for the Architect to review. Incorporated into the Construction Documents is the design requirements of governmental authorities having jurisdiction over the Project. 
Construction Phase Services – Evaluations of the Work
In all of our architecture projects, our team visits the site at intervals appropriate to the stage of construction. This way we stay up to date with the progress and quality of the portion of the Work completed, and are able to confirm that the work is in compliance with the Contract Documents and project expectations.
Submitals
Shop Drawings, Product Data and Samples, are reviewed by our team, to identify specific actions needed. Proper communication with all stakeholders is at the core of all of our architecture projects.
Project Completion
At the end of every project, we conduct inspections to Substantial and Final Completion. This information goes to issue Certificates of Substantial Completion. We meet with our customer to review the facility operations and performance, and confirm that their expectations were met.
